Non-Disruptive Office to Apartment Conversion.
In a residential area, converting space above a parade of retail outlets takes a consultative approach to minimise disruption.
The project involved converting office space on the first and second floor above the parade into ten, 1 and 2 bedroom luxury residential flats between May and October 2014.
In addition, ground floor access was achieved through the introduction of front and rear entrance lobbies. The project also necessitated an upgrade to the rear car parking facilities, along with an extension to a retail unit and bike storage to accommodate the new residential nature of Park House.
Mark adds: “It was a case of carefully balancing the needs of our client, bringing together the neighbours, local businesses, local authority, and other interested parties.
“It was important for all involved to appoint local contractors for such a community-based project. By maintaining good lines of communications to maintain health and safety for both the public and those working on the project, we were able to keep the businesses trading, facilitate the construction work, manage the traffic and execute the project with minimal disruption.”
Ensuring local authority building control and building insurance managers were satisfied at every stage, the result is an impressive conversion which has enhanced the parade and the area.
“Throughout the project, we maintained an open door policy for the neighbours and local businesses. This helped us keep them informed about issues such as health and safety, traffic management, and completion’’.
The transformation was completed with a redesigned drainage and public health system to underpin the project. Mark concludes: “Overall this was a positive experience for all, adding value to the community. I think all parties bought into the fact that we were improving the neighbourhood, and by minimising the disruption, I feel as though everybody has benefited.
"All through the project Fenchurch were professional and diligent and provided on a fortnightly basis a comprehensive project report with accurately demonstrated programme activities, a cost control procedure and photographic updates, all of which resulted in no surprises to the project management team and more importantly the client."
