Sandwiched between a restaurant on the ground floor and occupied residential accommodation on level two, this project for Lancer involved the conversion of two existing offices into a single 165m2 apartment for the luxury rental market.
Located in Mayfair, just a stone’s throw from New Bond Street, the development was originally two independently accessed office suites divided by a central staircase. Parkanaur began the project by stripping out the offices and carrying out structural bridging works to create a single, open plan space.
The newly unified accommodation was then reconfigured to create a three-bedroom apartment with three bathrooms and an open plan kitchen/living/dining area.
Explains Managing Director, Mark Husselbee: “While the structural and fit out works were relatively straightforward in themselves, the fact that we had a restaurant below the project and residential accommodation above it meant that we had to work within very strict operating hours.
“Added to that were the challengesof being in such a central location in terms of deliveries and on site storage. As a result, the whole scheme called for meticulous project management while delivering the highest standards of finish throughout to meet the exacting demands of the corporate rental market.”
The Fenchurch team installed all new services to the apartment to reflect the accommodation’s change of use, including water, gas, electricity and a new lighting system with lighting controls.
A hardwood timber floor was fitted throughout the apartment and the project also involved extensive bespoke joinery, with fitted wardrobes in the bedrooms and a custom-built kitchen with granite work tops and glass splash backs. Meanwhile, the bathrooms were installed with fully-tiled wet room-style walk-in showers and the finish throughout was to a very high standard, delivering the client’s interior design specification.
A refurbished hallway, staircase and sash windows completed the transformation.
Mark adds: “We worked closely with the building’s other residents and neighbours to manage the working hours challenges and minimise disruption while delivering the project on time. Thanks to the high quality of workmanship and smooth delivery of the scheme we have now been invited to tender for more projects with the same client.
